Recent statistics published by the National Association of Realtors show that we have more houses for sale than we’ve had in quite a while. Activity is typically slow across the country as we come out of the winter months. We should expect to see an increase in housing inventory this month as people prepare their home for a spring sale. There are a lot of unique opportunities in the Thomasville, Georgia housing market. The Federal Reserve has lowered the discount rate and the mortgage rates have followed to a certain degree. Rates are still some of the lowest they’ve been in over forty years. Combining these low rates with today’s great housing inventory creates a unique market especially suited for buyers!
Now with that said, we should also point out that there are some brand new lending practices this year that affect both buyers and sellers, and some people are going to be taken by surprise. The new change is called the AMC or Adverse Market Charge. This is a quarter point charge applied to all loans to be guaranteed by Fannie Mae or Freddie Mac, and are already adopted into conforming loan prices.
